What this means for Americans

As an American, you can stay for up to 180 consecutive days within a 365-day period without a residence permit. This creates a relatively frictionless relocation option.

Financing
Non-residents can apply, with caveats

Non-residents can apply for financing, but not all will be approved. Loans must be paid off in full by age 65 — so if you are 50 years old, your loan term is 15 years. Furthermore, generally no more than 60/65 percent of the market value of the property will be funded. This is an important consideration when deciding on purchasing options.

The Buying Process
Timeline & Costs

From the date of signing the purchase agreement, you can expect the closing process to take 8 to 12 weeks. For cash purchases, this can be shortened to 6 to 8 weeks. A down payment is made into the escrow account at the notary, usually 10% of the purchase price. Buyers are also responsible for certain fees at closing: government tax, notary fees & property tax.
